Markham's Popular "New Urban" Cornell

Over the years, I have helped many clients buy and sell homes in Cornell, Markham's famous high density neighbourhood.  

 

Driving through the streets of Cornell, my clients are often struck by the architectural quality of the homes, the narrow streets and the lovely landscaping that exists there.  This neighbourhood has it all - detached homes, semi's, townhomes, and condos.  Along with lots of green space there is a village right in the heart of Cornell Village that features mostly service-oriented businesses.

 

Cornell also features "Cornell live-work units" which are strategically located on Bur Oak Avenue, a transit corridor which forms the central spine upon which several neighbourhoods meet.  These mixed-use buildings are broken into vertical sections whereby purchasers were able to select either an apartment or commercial arrangement for the ground floor unit and residential on the floors above. Many of the streets have sidewalks on both sides which makes walking a breeze.  Often I see groups of happy moms pushing their strollers throughout the village.  There's no doubt that Cornell and other "new urban" neighbourhoods attract younger adults which I guess is why there are two obstetrician offices right in the heart of the village.  The village is made up primarily of professional offices.   Unfortunately, there doesn't seem to be enough interest from the folks who live there to sustain a hair salon, cafe or small grocery store.

Along with the many different architecturals styles that exist here, there are also properties that feature a bunk house on top of the garage.  These are generally highly-sought after as they are ideal for people wanting to set up their own home-based business.  There are also low-rise condominiums, townhomes and apartments over-top stores mixed in with detached homes.

Cornell has lots of open and green space.  This makes it very convenient for folks to either walk or bike to the park.  The other day I was talking to one of my clients who moved there a couple of years ago.  She said that they are greeted by their neighbours daily.  The large front porches, decks and absence of garages sticking out in the driveways certainly help.  It almost has a 'down home country feel' to the place.  I think Cornell's Rate Payers' Association do a great job in helping to create and maintain a real community spirit.  They put on the Annual Cornell Picnic, Community Garage Sale, and Christmas Caroling events just to name a few.

Markham Centre is the next "new urban" development for Markham.  If it can look and feel as great as Cornell AND have a better transit system built in from the start, it will be an awesome place to live!  Only time will tell...
